This modern, comfortable villa located only 50 km from Rome, is immersed in an olive grove a short distance from the medieval hamlet of Monteleone Sabina and the Roman ruins of the ancient city of Trebula Mutuesca in the splendid and unspoiled district of Sabina.

The house has four bedrooms, two baths, a large, sunny living room (48 sqm) with fireplace, and a well-equipped kitchen that opens onto a patio for outdoor dining. The spacious garden, with access to an over 2-hectare olive grove, has a large swimming pool (12×6 metres) from which to admire a breath-taking view over the surrounding countryside as you take a leisurely swim, read a book, or perhaps take in a sunset against the skyline of the distant hills.

The location offers a variety of opportunities to enjoy the countryside and quaint nearby villages, but is also a perfect base for excursions into Rome and many other towns in the regions of Lazio and Umbria, such as Tivoli (the Villa d’Este and Hadrian’s Villa), Orvieto and Spoleto. Lake Turano, wedged between the unspoiled mountains and forests of the Monte Navegna Natural Park, is only 15 km away and offers swimming, canoeing and sailing.
